MANAGED SERVICE This is the most chosen service by Landlords as it takes away the direct contact with your prospective tenants as at times can be a challenging and uncomfortable relationship particularly if issues arise and landlords are not clear on who should be responsible. More importantly we are continually being updated with new legislation by our member bodies.

Included in this service Advice on the best possible rent for your property, we take the view that a long-term tenant is more valuable than a high paying short-term tenant. Colour brochures, floor plans, Marketing & Advertising on Property Portals, ZJ&B website, accompanied viewings, prime window advertising, arranging viewings with tenants, contract signing, Lodging the Deposit with the Deposit Protection Scheme, arranging for the standing order mandate to be paid by the tenant, informing utility companies and Council tax office.

Your Potential Tenant(s) will be go through stringent checks following a pre-application checks including right to rent,  credit checked, finances, employer’s references are obtained, current and previous landlord’s references are requested. ID Checks. All this is done by our third-party Agency.

Inventory Professionally produced with date time, and photographic/condition report, Check-in/Checkout inventories are proved to be invaluable in the event of any future disputes that may occur after a tenant vacates a property.

Without a thorough inventory it is most unlikely that a claim on a deposit will not awarded to the landlord through any of the Deposit schemes.

Periodic Inspections We carry out periodic inspections and provide landlords with an inspection report.

Rent Collection We request that every tenant pays their rent by monthly standing order to our Client account and this in turn is paid to landlords within 1 to 3 working days, with the exception of Bank Holidays.

Gas Safety Checks/EPCs/Electrical Checks Where required and at additional costs, we will arrange for all the relevant certificates to be carried if required.

Our assured tenancy agreements are robust, compliant and updated regularly to cover all aspects of tenancy laws within every agreement.

We are regulated by the NAEA, TPO, therefore you can be assured that we are always compliant with current legislation.

We are supported by a reliable maintenance team who can deal with any job large or small.

Smoke detectors on each level
C02 Monitors placed by all solid fuel appliances and Gas Boilers
Electrical safety report
Landlords gas safety certificate
EPC (Energy performance certificate)

LET ONLY SERVICE
This option is for experienced hands-on Landlords who are comfortable with dealing with tenants directly.
